We were based at Aviano from 2004-2007 and lived “on the economy” in San Martino di Campagna. We PCS’d in August and found it very difficult to find housing: all of Italy is on vacation — yes, for the entire month! — and they have no capitalistic fervor about leasing their empty houses while they’re away.
Base housing is not available, but there are many “built-to-lease” units spread around off-base in the different villages.
The TLF on base is very nice, with a full kitchen, washer and dryer in each unit, two-bedrooms available, a wonderful playground for the kids, etc. It was brand-new when we arrived in 2004. It’s also within walking to the commissary and the BX, which is valuable as you’ll likely be car-less the first few days you are in-country.
