We used Advanced Realty Concepts in Springs and did NOT enjoy them. Our landlady was never in the office when we called, didn’t follow up on our problems (took us 3 months to get a broken fence fixed), and everyone was rude no matter why we were there (like to pay our rent ON TIME).

Housing on installation?

I do not live on post, as we are Reservists.

Housing off installation?
Fountain is a great, smaller town, with easy access on post through Gate 20. It’s about 15 minutes south of Colorado Springs, but the housing is more affordable and it’s a lot less populated. Rental homes can be found for around $1200 for 3/2, in a modern, updated home. Homes are readily available for purchasing, since there is a significant turnover of military families in the area.

Housing on installation?

very few and far between. A year wait for e5-e6 housing. Housing office has no clue what they are doing and tend to lie alot. Make sure you keep records of everything! You can never reach housing on the phone when you need to. Getting things fixed correctly is almost impossible. You get mice and spiders and snakes in housing. My front wall has spray paint on it and they have still yet to fix it.. been in this house for over 6 months now. Housing off installation? nice houses… you can find a single family home for under bah anywhere..

Tell us how your experience.We are on off post housing just bc the house offered to us was too small
Housing off installation?
Tell us, give us tips. We live outside of gate 3 of fort Carson. Its a great neighborhood it’s in northern Colorado springs. If you live off post stay north, east or west Colorado springs. South is a rough neighborhood.

The parking in my housing area is in need of improvement,there are only two slots alloted to each quarters which can cause problems when neighbors have guests

There is a breed specific ban which is upsetting but our APBT is grandfathered so we are able to have her on post. There are alot of rodents on post like gophers in the yards,making the dogs dig and mice in the house that Balfour Beatty and GMH were pretty unsuccesful getting rid of.
If you do not drive,Fort Carson is not a ver pedestrian friendly installation.In my housing area there are alternating sidewalks and they are very narrow and cracked.There is also no public transportaion system in affect.
The housing is nice inside and out in the newer homes but do not offer alot of privacy.If you are a private family and you appreciate quiet at night and early in the am then off post would probably suit you better.Dogs bark alot and are in close quarters so it does tend to get noisy.
The Commissary is very small and old but a newer,bigger and better one is being built right now.
It is hard to get through to any perssonal here on post,sometimes there is a 3 day wait to have a call returned.Balfour Beatty is good at repairing things efficiently and in a timely manner and are mostly very nice and polite.

Our experience with Fountain Fort Carson school district 8 is also very good.Our 3 children all went to Abrams Elementary on Chiles Ave. and we love the school and staff.They work great with our children and have great communication with us.Our son was on an IEP and by the time he graduated from 5th grade,due to the hard work and devotion of the faculty and himself,he was able to come off of it before entering Carson Middle. Carson Middle on the other hand,isn’t working with my son the way his grade school did,unfortunately.The communication isn’t good at all and alot of the teachers my son have don’t seem to teach him the way he needs to be taught.We are working on this issue ,however.

We do not live on post, but we found very nice housing in northeastern CO around Powers & Dublin area. It’s about a 30 minutes drive to post, but the neighborhoods are near many stores and restaurants and good schools. The housing I’ve seen on post are very nice, most of them.

We lived in Pawnee Village (by gate 3) for 2.5 years. At the time, it was one of the newest housing communities. Despite the lack of central AC and lack of garages (we only had two assigned parking spaces per house), it was nice. I would love to go back and live in the new housing (which has garages and central AC), but I also wouldn’t mind living in Pawnee again if that’s all there’s available.

We lived in Pawnee too!!! From Dec 06 to June 09. Definitely disliked the lack of covered parking but loved the neighborhood.
