Just so everyone knows as soon as you get PAPER orders to your next duty station (for Fort Riley) you can apply for on-post housing. In order to apply you just google their website and then you apply fill out the application and then send in the required paperwork. Yes the waiting list is a little long. As of right now there are 423 families waiting for housing. I first applied for on-post housing a month ago and was number 444 now we're 399 =) Hope this helps a little!

Hi, my spouse has orders to PCS to Fort Riley. We are getting mixed information from the housing office. maybe someone can help. According to what one person said, we will not be offered any housing until he is in-processed into post. The problem is he will be flying back from Korea and will be on leave. We are wanting to get to that area early but hoping that doesn?¢‚Ǩ‚Ñ¢t mean he has to go back to work asap since his report date isn?¢‚Ǩ‚Ñ¢t until 10 Jan. So can he in-process without loosing his leave? this is the first post that has given us this much problems.

Been a very frustrating experience finding something for my family. I?¢‚Ǩ‚Ñ¢ve been to Junction City, Manhattan, Ogden and I?¢‚Ǩ‚Ñ¢ve seen close to 20 properties.

Although I don?¢‚Ǩ‚Ñ¢t have experience with on post housing, many of our friends live on post and they have shared their experiences with us. The waiting list seems to always be really long. Most of my friends waited 6 months+ to get on post housing and some of them just gave up and decided off post was the best option for them. There is a lot of new homes being built as well as remodeling of excisting housing. The Forsyth neighboorhood is the newest and nicest of all the neighboorhoods on post. They have 3 and 4 bedroom single family homes and duplexes available and there are many more homes that are currently being built. Their pools and playgrounds are real nice for the children. The rest of the neighboorhoods are a lot older and historic so remodeling is limited. Housing off installation?

Manhattan, being both a college town and a military town, has higher rent prices than the other two towns. When we first moved here we lived in a 3 bedroom townhome and payed $1200. That priced seemed to be the on going rate for housing around that area. We had a hard time finding a decent home for less than that. We lived on the westside of town (closest to Ft. Riley) and it would take my husband around 30 minutes to get to work depending on traffic. There are several apartments (away from downtown) that are mostly military families and we found out that some of them base their pricing on your service memeber?¢‚Ǩ‚Ñ¢s rank. Any where around downtown the pricing can get a little cheaper but the quality of the homes/apartments aren?¢‚Ǩ‚Ñ¢t as nice. Some places to look/consider would be around the Scenic loop area or Kimball rd area. There is quite a bit of new housing being built but don?¢‚Ǩ‚Ñ¢t expect the price to be anything lower than $1000 for a decent size place.

Junction City housing will give you more bank for your buck. We currently moved to Junction City for two reasons. We got a bigger home for less than what we were paying in Manhattan and because it was a lot closer of a drive for my husband to get to work ( about 5 mins away from the gate). We loved living in Manhattan but didn?¢‚Ǩ‚Ñ¢t mind driving 20-30 mins if we wanted to go to restaurants or do some shopping. Junction City has some good areas to live in and some not so great. The cheaper the rent gets the worse the neighboorhoods are so you need to watch out for that. There is some new apartments and townhomes that were built and are very nice (The bluffs apartments) which range from $700-900 in rent. We were able to find a single family home 3 bedrooms, 2 1/2 baths, a fenced back yard, basement, and two car garage for $1100 located in a great neighboorhood. Don?¢‚Ǩ‚Ñ¢t get discouraged trying to find a decent place to live in Junction City for a decent price. Believe me they are out t here if you look for them. If you decide to live here try to stay away from the downtown area since that is where some few bars, strip club (or so they say), and police station is located.

Ogden housing is just way overpriced since its so close to the main gate. Housing there that is less than $900 is usually a dump. A decent home will cost you between $1200-1500 in rent. Just remember that there is no shopping or restaurants in that area. Everything is about 15mins away to either Junction City or Manhattan. If you prefer to shop at the comissary or PX you will still have to drive about 10-15 mins to the other side of post to get there.

The housing market around Ft. Riley is pretty steep in terms of prices. We had to live 30 minutes away in order for our BAH to cover our cost of living. The rental properties range anywhere from $300-$1500 a month for rent. The cheaper the rent, the worse the neighborhood. I?¢‚Ǩ‚Ñ¢m born and raised in the town and there are specific areas of town that I will live in, and areas that I won?¢‚Ǩ‚Ñ¢t travel alone in after dark. Several of the communities about 30 minutes away offer cheaper rent and in my opinion a better environment for kids.

If you are looking to buy a home, I would recommend the Spring Valley area like Kerry said below. There are A LOT of homes for sale in the town of Junction City, but many of them are not worth the price. Expect to pay anywhere from $80,000-$300,000 for homes in the community.

There is a wait list for on post housing, but Picerne (they control housing) is building a lot more duplexes to move people in faster, primarily due to the high cost of living in the surrounding cities. If you are looking for post housing that is segregated by rank, Ft. Riley is not one of those. They do have officer housing on main post that is segregated by rank, but that?¢‚Ǩ‚Ñ¢s it. All of the housing for enlisted is first come, first serve. You could have a PFC living next to a 1SGT.

My hubby and I purchased a home when we moved here and I love it. We bought in the new Spring Valley area. I recommed The Real Estate Professionals, Sheila M. Burdett Agency if your plannig on buying a home when you move here.
