I am loving Ft WW. We came here from Ft. Sill and before that Ft. Campbell.
On post housing has a wait generally but with 16th CAB moving to JBLM I think a lot of housing has freed up. They are also building more near the main gate so that they can demo the ultra old housing.
We lived in Birchwood before we moved onto post. Birchwood is meh. It?¢‚Ǩ‚Ñ¢s adjacent to post because the land belongs to the army, but it was annexed by USARAK to be used privatized off-post housing on a 30 year lease. I think they are approximately 10 years into that lease. If you are wanting off post housing your best bet is searching Craigslist unless you are going to buy. There?¢‚Ǩ‚Ñ¢s often lots of housing in between Eielson AFB and Ft WW. Be wary though ?¢‚Ǩ‚Äù if a place looks amazing and is cheap it likely doesn?¢‚Ǩ‚Ñ¢t have plumbing. :)
I?¢‚Ǩ‚Ñ¢ve yet to have a problem with North Haven (the company that manages housing). Cut the grass in your backyard and don?¢‚Ǩ‚Ñ¢t set the houses on fire and they?¢‚Ǩ‚Ñ¢re happy. They have mowers and weed eaters available to borrow at the housing offices. They heat through steam and all the housing areas are connected to the same heating system except Siku Basin which has its own independent boiler system because of its location. You only pay for your phone/internet. Your BAH goes to rent and power and water. The maintenance staff has been nothing but respectful and kind to me. Going out of their way to make sure I?¢‚Ǩ‚Ñ¢m taken care of, etc.
The commissary and px are run of the mill. They just reopened the bowling alley on post from a massive makeover that apparently took ages. I?¢‚Ǩ‚Ñ¢m unsure of the time frame but it?¢‚Ǩ‚Ñ¢s really nice on the inside. The hotel on post is super expensive but they did fix the TLA problem (being that you had to pay up front AND sign in in order to be granted TLA). Now it?¢‚Ǩ‚Ñ¢s normal.
I am a student and employee at UAF. I?¢‚Ǩ‚Ñ¢ve had a normal experience with them.
Stuff does cost more here. That?¢‚Ǩ‚Ñ¢s why you get COLA. Don?¢‚Ǩ‚Ñ¢t live beyond your means and run up bills here that you can?¢‚Ǩ‚Ñ¢t pay once you go back to the lower 48.

Don?¢‚Ǩ‚Ñ¢t be afraid of the winter. Be proactive. Get your vehicle winterized before you get here if you are PCSing during the winter. You can claim the maintenance costs on your taxes. Book your tickets for the ferry early. Again, this is if you are coming in the winter. In summer it?¢‚Ǩ‚Ñ¢s much simpler. Your regular heavy winter stuff is fine for here. Just don?¢‚Ǩ‚Ñ¢t hang out outside. :)

There is an Old Navy, Famous Footwear Sports Authority, WalMart, Sam?¢‚Ǩ‚Ñ¢s Club, Fred Meyer, Safeway, a sMall, and a Barnes and Noble along with tons of local places that can cater to your needs and whims. Fairbanks is small but because it serves such a large area of the state it has a lot of conveniences you wouldn?¢‚Ǩ‚Ñ¢t expect.

Housing on installation?

Moving in to our first PCS station was a very very long process. The waiting list was 3 months during the summer, right at block leave so there was nobody who wanted to do anything during that period of time. I personally boxed up all my stuff even though the military was moving it, just to make the process go by faster. Finally, when we got our paperwork done to get me up there, our house was already available to us and my soldier was living there by himself for a week. They were threatening to kick him out if I wasn?¢‚Ǩ‚Ñ¢t moved in by the end of the month, which wasn?¢‚Ǩ‚Ñ¢t our fault! We were required to wait on the paperwork to get my tickets. The week I was to fly up to AK we also did our paperwork for moving all of our stuff to the new address. Began paperwork June 12th, finally arrived in Alaska on August 26th and they started PCSing our belongings mid september. We didn?¢‚Ǩ‚Ñ¢t have any household items (or rent/ borrow any out of stubborness) until oct ober 13th when our stuff arrived. Only two items were broken and mainly out of my stupidity trusting the original packaging. I suggest opening everything, foam wrapping all delicate items before the army even gets there and they will wrap thick paper around the foam to pack it. you have to specially write down every delicate item to have them package it differently including mattresses, tables, chairs, glassware and any such items.

On base housing is privatized and very strict. You have to keep your lawn manicured or they will charge you $75, then if you still don?¢‚Ǩ‚Ñ¢t comply they will kick you out! The base uses coal steam power to fuel electricity, heat the homes and water.
Simplest form of water filtration to remove contaminants which leaves the water hard and full of minerals. Your pretty glassware will never be spot free! The coal factory is clean producing and very rarely smells when you drive by.
Unless you have kids and/or possible E5 or higher you will not get the nicer housing. I live in the oldest buildings they have o base and they are very well used. New carpet was put in but theres still cuts in the laminate, scratches on counters, cupboards and walls. If you have a more destructive family I suggest the older housing because they can?¢‚Ǩ‚Ñ¢t charge you for damages unless its something very drastic. Take pictures and document all damages before you move in so they know whats new and whats not and don?¢‚Ǩ‚Ñ¢t try to over charge you. IE: Screens are expensive!!!!
Housing off installation?
The only off base housing I know about is Birchwood. They supply internet (which is very slow since so many ppl overuse it) and they don?¢‚Ǩ‚Ñ¢t have as hot of water as you can get on base. The housing is nicer, most of it close to new and with lots and lots of closet space! Its about the same price as on base, fenced and gated though I never see the gate closed. Really anywhere you live in town, on base or off is going to be loud during the summers because of the lack of air conditioning.

We moved up to Ft. Wainwright from NJ in September and been on the waiting list to receive on post housing but there was discrepancies as to how long the wait would be. Since we only have one child they would only place us in housing which needs to be renovated and we did want to keep staying lodging. There are a few places around the post which do rent Birchwood which will expect pets and provide fenced in yards at a fee. If your looking for apartments there are several around the area and some new construction on Airport. From what I have heard North Pole is nice to move too but you may need to pay to have your water hauled to the location.

The hills will be warmer then in the valley area which I haven?¢‚Ǩ‚Ñ¢t figured out why as of yet but you can find some good rentals up there. Several real estate companies which have programs for the military to purchase a home. If you have school aged children please keep in mind the schools are always open NO Closures to do bad weather in fact they can be outside for recess down to -20. So snow pants, mask, gloves and any outwear gear is required.

If you do decide to live off post recommend you find a place where the heat is included in the rent as the oil prices can be high to heat the home. There is no natural gas in Fairbanks so you will be using electric stoves to cook on.

As for the shopping here its okay but limited do not expect MALLS like in the lower 48 they are strip malls with 3 ?¢‚Ǩ‚Äú 5 stores in them. Stores ~ Barnes & Nobles, Old Navy, Walmart, Fred Myer, Safeway, Big Rays, The Prospector, Lowes, Home Depot and a few others right on Johansen Expressway.

For housing:
I?¢‚Ǩ‚Ñ¢ve only lived in the fort wainwright area, Fairbanks and north pole. But there are nice places off post. My best advice is to live in Fairbanks only because there?¢‚Ǩ‚Ñ¢s only a couple fast food places and a Safeway in North Pole. And it?¢‚Ǩ‚Ñ¢s about a 20-30 minute drive to fort wainwright. Fairbanks has all the stuff you?¢‚Ǩ‚Ñ¢d need that?¢‚Ǩ‚Ñ¢s why I?¢‚Ǩ‚Ñ¢d say to live in Fairbanks if you can.
Fort wainwright has been building new houses on post but as always theres a wait list. Fairbanks has its good spots and it?¢‚Ǩ‚Ñ¢s not so good spots. I?¢‚Ǩ‚Ñ¢d say try NOT to live on any street off of Cushman St. That?¢‚Ǩ‚Ñ¢s the ?¢‚Ǩ?ìbad?¢‚Ǩ¬ù part. There are two really nice apartments, Sophie Plaza and Jillian Square. I?¢‚Ǩ‚Ñ¢ve lived in Jillian square and liked it. Also, when my husband and I first got married we went thru Centry 21 to find a rental and we LOVED our landlord.
As for tips, if you move on post, try to get a new house. I?¢‚Ǩ‚Ñ¢ve lived in two older ones. One before it got renovated and one after it was renovated and both had a HORRID silverfish infestation. I?¢‚Ǩ‚Ñ¢d also say a garage is a huge plus in a house because who wants to pay outrageously for an autostart or have to plug in their vehicle? (it sucks. If it?¢‚Ǩ‚Ñ¢s too cold your car won?¢‚Ǩ‚Ñ¢t start!) I?¢‚Ǩ‚Ñ¢d also make sure there is a military clause in the lease agreement.

Shannon Park is a nice area, and out the back gate is the badger road area of north pole & it?¢‚Ǩ‚Ñ¢s not bad either. I highly advise against living off south Cushman ?¢‚Ǩ‚Äú a lot of drugs & stuff in that area.
