  • Cost of Living:  Sacramento Valley Area which includes Beale Air Force Base is a high cost area.

  • School: A State-funded preschool program is offered through the elementary schools as well as an after school program for students who attend on base school. Older children residing on base, grades 6-12, will attend Bear River Middle School (Grades 6-8) or Wheatland High School (Grades 9-12). Both Bear River and Wheatland are located off base in the community of Wheatland.
  • Housing: Beale\'s Military Family Housing contains 577 single and duplex units nestled at the base of the foothills of the Sierra Nevada\'s, approximately 8 miles from the flight line and away from the noise associated with flying operations. I would like to encourage people to check out Lake Wildwood. Its a great community that is close to the Grass Valley Gate and Doolittle Gates about 20-30 min. with ONE stop light the whole way! The community is gated with 24 hour security a private lake and golf course community center pool 5 parks... and lots more. You can rent or own and owning is surprisingly affordable for a very nice house (I recommend owning if you can do it since some of the ammenities offered are only available to owners.) The price of houses to own range from $250000 (some are cheaper but are fixer uppers or you can get lucky like we did and get a buyer needing to sell quick as most homes were once vacation homes) on up to over a million. These higher cost homes are either right on the gold course or lake front. Your sewer is paid with your association fee which is about $140 a month. Our water bill has been about 60 a month power about 80. Rent runs about $1000 on up. If you like the outdoors there are a lot of trails for walking or mountain biking in lake wildwood or within the area. 15 minutes up the road (Pleasant Valley Road) is the beautiful Yuba river which is great for cooling off. You are close to Lake Tahoe (about an hour at most) and just below the snowline so no shoveling!! Since my husband deploys with his job frequently I love living in this community for the security.

Also I would like to add that there is the Plumas Lake area thats about 20mins away from the base and is a pretty nice area. We are currently living there and there are tons of people from the base that live there. Rent usually runs from 1000.00-1600.00 depending on how big the house you are renting. Also Plumas Lake is off the Hwy 70 so your about 40 mins away from the airport/Sacramento and about 10 mins away from Hwy 65 which takes you either Marysville or Yuba City going north or Lincoln, Roseville, Rocklin going South on Hwy 65. So your pretty much in the center of everything.

Water is run by the Olivehurst Water District and their website is http://www.opud.org

Gas and Electric is run by PG&E and their website is http://www.pge.com

Garbage and recycling is run by Yuba Sutter Recology and their website is http://www.recologyyubasutter.com

Base Housing:
To be Placed on the waiting list: To be placed on the waiting list for base housing, complete a DD Form 1746, Application for Military Housing, and forward the application along with a copy of your orders through your present housing office to the Beale housing office.

Though renovated in 1998 base housing seems outdated, but due to privatizing more modernization is under way. The waiting times that other spouses have mentioned: 4-5 room house its about a 6 mo up to 9 mo wait just to get a house on base. Apparently housing does inspections on Tuesdays ???

PERMANENT OFF-BASE HOUSING In order to receive maximum assistance, you must report to the housing management office before committing yourself to private housing off base. This is a legal requirement that helps ensure all of our people receive equal and fair opportunity for housing.

Off Base Housing:
Yuba City ?¢‚Ǩ‚Äú not necessarily a bad town, just small crime isn?¢‚Ǩ‚Ñ¢t really that bad, but there are areas to stay away from. Recommendations were given for:
+River Oaks Apartments ?¢‚Ǩ‚Äú newly built in a nice, new area in South Yuba City. A one bedroom at River Oaks ran about 800-900. They go up to 1200 I believe.
+North Yuba City near Granada Apartments and Garden West (One and Two) Apartments.

Rent for one and two-bedroom apartments and duplexes in the Marysville-Yuba City area ranges from $700 to $1,100 per month, unfurnished. House rents start at $1,000.

The houses aren?¢‚Ǩ‚Ñ¢t the most up kept, but it seems folks didn?¢‚Ǩ‚Ñ¢t have much problems there.

It was said that Marysville is a bit run down and it was recommended to stay out of Linda, which is a little southeast of marysville.

Lots of people come to Sacramento and Roseville. Lots of restaurants and shopping. It is a bit more expensive than Yuba City. Decent apartments in Roseville run around 800-1200 but it varies. Crime rates are lower in Roseville. Itss about a 40 min. commute but it was highly recommended.

Rocklin is good for shopping as well.

Wheatland is small, but friendly from what I?¢‚Ǩ‚Ñ¢ve heard.?¢‚Ǩ‚ÄúI havent been there in about a year, but they were putting in some new homes.

Lincoln was next to Roseville also suggested as a great place to live.It is near the malls and Roseville. Everyone who was stationed at Beale seems to drive to Roseville for anything like shopping, dining, movies?¢‚Ǩ¬¶. Lincoln is also the fastest growing town and is about 30 mins from base.

Monthly utility bills may start at $80 and can exceed $200 a month. Pacific Gas and Electric, may charge a deposit of $160 although there are different programs to arrange the initial deposit payment. Call the housing office at (530) 634-2793/4 or DSN 368-2793/4.
